Fire Features & Patios in Montclair, VA

Life in Montclair centers on Lake Montclair, the 85-acre lake on Powells Creek, and on the golf course and streets like Waterway Drive around it. A patio that faces the water or the fairway is one of the best ways to enjoy that setting. Our fire features and patios work here is shaped by two things: the Montclair Property Owners Association and the lake itself. The Montclair page lists the rest of what we do in the community.

Covenants and the Lakefront

The Montclair Property Owners Association maintains the lake and enforces covenants, so exterior and landscaping changes may need association approval. We draw up the layout, dimensions, and material choices for your submittal and do not start until it is approved.

Lakefront lots need extra attention to erosion and runoff. A new patio adds hard surface, and on a lot that slopes to the shore, that water has to go somewhere. We grade to spread it into lawn or planting beds, keep silt fence up while soil is open, and avoid leaving disturbed ground bare near the water. Montclair is unincorporated, with a Dumfries mailing address, so any permit for a gas line or larger structure comes from Prince William County, not the Town of Dumfries.

Designing for the View

Montclair homes were built from the late 1960s into the 1990s, so we often replace an original slab or aging walkway with new patios set to take in the lake or the course. A fire pit placed toward the view gives you a reason to sit outside on cool evenings. Stone work, including seat walls and steps, handles the drop toward the water and keeps soil in place.

If you cook outside, a masonry island with one of our outdoor grills sits best near the house, close to the kitchen. A permanent spot for smokers or a wood-fired pizza oven can go off to one side so smoke stays away from the seating and the view stays open.

Start with a free estimate. We walk the lot, talk through the view and the covenants, and send a written quote listing every item. One crew handles the build. Call (703) 568-9644. We also serve Dumfries and Dale City.

Questions

Frequently Asked Questions

Does the Montclair Property Owners Association need to approve a patio?

Exterior and landscaping changes may need association approval under Montclair covenants. We prepare the plan and material details for your submittal and begin only after you have approval.

I have a Dumfries mailing address. Does the Town of Dumfries issue my permit?

No. Montclair is unincorporated Prince William County, so permits for gas lines or larger structures go through the county even though the mailing address says Dumfries.

How do you protect the lake during construction?

We set silt fence before digging, limit open soil, grade the finished patio to shed water into lawn or beds, and stabilize disturbed areas at the end. Lakefront lots get extra care.

Can a patio be built on a lot that slopes toward the lake?

Yes. We usually cut into the slope and hold the grade with a stone seat wall, then build on a compacted stone base so the patio stays level and stable.

What makes one patio cost more than another?

Size, material, how much grading is needed, walls or steps, and added features like a fire pit or grill island. We list each item on a written quote after a free visit.
